Construction Services

  • Manage site selection with owner's real estate agent and other consultants.
  • Develop conceptual design and construction budgets to assist owner with site feasibility.
  • Negotiate contract and sales price on behalf of owner.
  • Analyze sublease opportunities and negotiate services with potential property management companies on behalf of the owner.

  • Assist owner with planning and zoning process with City.
  • Interview / screen potential architects and consultants on behalf of the owner.
  • Create construction budget estimates during various stages of design development.
  • Conduct value engineering during the design development to control cost.
  • Develop overall design and construction timelines.
  • Navigate permitting process, construction requirements and planning with the local municipality.
  • Construction bidding: scope and procure bids from general contractor / contractors and establish hard construction budget (minimum 3 bids per scope)


  • Contract development and award (design and construction)
  • Manage design and construction through owner move-in.
  • Manage design and construction changes.
  • Inspection of work in place with architect / engineer to ensure work meets design intent.
  • Field supervision
  • Coordinate with owner regarding inclusion of FF&E, security, audio and video accommodations. 
  • Verify and submit consultant and contractor payment applications.
  • Obtain subcontractor lien waivers and warenties as progress payments are distributed.

Post Construction

Transition & Closeout

Feasibility Studies

  • Create, coordinate and rectify any outstanding construction punch list items.
  • Coordinate with local municipality to obtain certificate of occupancy.
  • Coordinate new utility, phone and technology installations on owner's behalf.
  • Interview, schedule and manage the moving company responsible for transition to new facility. 

  • Coordinate with owner for various move-in needs.
  • Interview and negotiate with owner's real estate agent regarding the sale of owner's existing property.
  • Manage clean-up and make-ready considerations of owner's existing property.

  • Professional fees (example: architect, building designer, civil and structural engineering)
  • Council contributions (land subdivision, strata title and rezoning)
